Position Overview:
Reporting to the CEO and the CDO, the Sr. Director of Real Estate and Development is responsible for delivering a portfolio of projects on time and within budget. This includes coordinating cross-functional internal teams, engaging third-party consultants, and collaborating closely with various departments to drive projects toward successful completion. The role also requires handling external AORs, vendors, and landlord relationships. The ideal candidate will have experience in facilities management, contract bidding, and working within the grocery retail industry. Strong communication, organizational skills, and the ability to create clear, measurable project delivery plans are essential. The candidate should have a track record of working across multiple functional groups and experience in various stages of building development.

What You Will Do:
- Develop and execute real estate strategies, including market analysis, site selection, negotiations, and portfolio management, to support business expansion and operational goals.
- Oversee maintenance plans and management of existing stores, commissary, and all other facilities, ensuring operational efficiency, cost-effectiveness, and compliance with regulatory requirements.
- Possess and apply knowledge of construction delivery methods, building codes, and various building types/systems. Review and interpret architectural drawings to ensure projects meet design, quality, and safety standards.
- Lead all aspects of real estate acquisition and development projects, including underwriting, entitlements, financial modeling, due diligence, legal oversight, budgeting, financing, permitting, and construction management.
- Keep all real estate projects on schedule and within budget while actively assessing project risks and implementing mitigation strategies. Provide oversight on contingency planning and dispute resolution.
- Ensure compliance with zoning laws, ADA requirements, environmental regulations, and other legal frameworks. Prepare and submit necessary regulatory reports, disclosures, audits, or statements as required.
- Provide regular updates, reports, and analysis on project status, risks, financial performance, and strategic direction to leadership and key stakeholders.
- Manage projects from inception to completion, coordinating with internal teams—including ownership, operations, finance, and legal—to facilitate seamless project execution. Act as the first point of contact for all project-related matters.
- Ensure a smooth transition from project completion to operational teams, implementing best practices for long-term facility management.
- Build and maintain strong relationships with brokers, developers, government agencies, and community leaders to advocate for project approvals, navigate regulatory processes, and stay informed on market trends.
- Other duties as assigned.
What You Will Bring:
- Minimum of 5+ years of experience project management relating to construction and real estate.
- At least 3+ years in the construction/design industry with client-level reporting.
- Proven experience executing projects of varying complexity and scale.
- Proficiency in managing project schedules for a variety of design and construction projects, including new tenant improvement projects and existing asset management initiatives.
- Strong ability to navigate project schedules, quality control, budget constraints, and risk management.
- Experience managing internal and external resources to ensure project success.
- Understanding of all real estate development project phases, including due diligence, design, construction, and closeout.
- Knowledge of architectural and interior design standards, with the ability to review and communicate effectively with AORs.
- Proficiency in industry-standard project management software (preferred).
